How our process works

Getting to know you is always our first step. Taking the time to talk with you about your goals helps us personalize our service. If you’re selling, that helps maximize your sale price. If you’re buying, our approach makes sure you get the right home for you — at a price you deserve. And if you’re investing, we match you with a property that fits your budget and your financial goals.

Why we’re different

Relationships are at the heart of what we do. That means personalized attention during the entire buying or selling process and support that continues after the transaction. The Austin Chronicle named us “Best Realtor for People Who are Afraid of Realtors” – and we think that says a lot.

And by valuing relationships, we get powerful results. We sell more houses, get higher asking prices and reduce the number of days they’re on the market. For buyers, we find houses that are the best fit and the best deal based on their needs.

benefits of working with a team

With our team on your side, you can take advantage of their specialized expertise in areas from listings to closings. As a team, we can also give you greater availability than a single agent can provide. Our team members take turns being available for you on the weekends.

Lisa Muñoz, Realtor®

Lisa Muñoz,
Realtor®

I have spent my entire career living, loving and working in Austin. Though the city has changed tremendously, the heart of Austin is still the same. It feels like a small town where you’re never far away from a familiar face or the warmth and hospitality of a stranger.

I moved to Austin in 1995 to attend the University of Texas. I was the first person in my family to finish high school, much less go to college. I graduated from UT in 1999 and soon got my real estate license.

From the start, my focus has been on helping buyers, sellers and investors reach their real estate goals. I love helping clients find “their Austin.”

I listen closely to clients to learn what they truly value and then create a detailed plan to find the perfect lifestyle and financial fit for them.

Since I’ve been doing this for over 19 years, I see the long-term benefits of those decisions on the lives of my clients, and I couldn’t be more excited.

I’ve also invested in real estate myself, purchasing rental properties and rehabbing some properties along the way. This first-hand experience helps me help my clients.

What You’ll Notice When You Work With Me

Negotiations are a top focus. I know how to secure the best properties at the best price.

I’m available, and I listen.

I’m dedicated to your goals.

I believe in relationships.

I have a strong commitment to the
community and love being a part of what makes Austin great.

Real estate is always on my mind!

My Austin is All About…

An Americano at Houndstooth Coffee. There’s nothing like starting the day with this coffee experience.

Being active. Lady Bird Lake on a weekend morning is truly the heartbeat of Austin: People of all ages running, walking, biking and talking. I also love Bikram yoga and dancing.

Brunch at Hillside Farmacy. Delicious coffee and food for both adults and kids.

Exploring history at the Texas State
Cemetery.
It’s huge with towering trees,
a pond and lots of green space.

Pedicab rides around Second Street. Taking in Austin from this vantage point helps me see the city from the perspective of my
newcomer clients.

Pursuing your passions and trying new things. For me, that means everything from meditating to learning to play the
harmonica.

And, above all, my family. My boundless energy and passion comes from my sons, Luca and Rhodes, and my partner. Erin.

How I Work With You

I help with your home search and write your offer. I’m also the person you reach out to after closing for anything and everything you could want or need. When we say we are your real estate resource for life, we mean it!

More About Me

When I was younger, my family moved around a lot. I loved house-hunting with my parents, deciding which room would be mine and starting to picture my toys and life in the new city. Today, one of my favorite things about my job is helping others start picturing their new life in their new house and helping to make the transition as easy as possible.

I moved to Austin from the Rio Grande Valley in 2005 to attend the University of Texas. I graduated in 2009 with degrees in Business Honors and Management.

That year I also joined Lisa Muñoz as Lisa’s executive assistant and transaction coordinator. Since then, I have done every job on the team at one time or another and helped Lisa grow the team.

My Austin Is All About…

Outdoor adventures. Austin is where I met and fell in love with my husband, Jordan. We enjoy exploring different outdoor activities throughout the city (like kayaking on Lady Bird Lake, or riding our bicycles on the boardwalk), camping and hiking at all of the state parks nearby. Pedernales Falls and Inks Lake are our two favorites. Our three dogs love the outdoors and exploring the Austin area with us.

Wine tasting in the nearby Hill Country.

More About Me

I was born and raised in an itty bitty Texas town with a total population of 330 and am proudly the first person in my family to graduate from college. While attending The University of Texas at Austin, I became a licensed real estate agent and joined the Lisa Muñoz Team. I have an innate passion for helping others and I love meeting new people and hearing their stories. As a genderqueer person, it’s my long-term goal to help make the real estate industry more inclusive and accessible for Queer, Trans, and Nonbinary people; Black, Indigenous, and People of Color (BIPOC); and lower-income people. I spend my days at home with my wife and cat watching tv, reading, playing board games, and going on morning walks.

My Austin Is All About…

Outdoor spaces. I enjoy spending my time hiking and fishing in the Austin area, kayaking on Town Lake and near Red Bud Isle. One of my favorite outdoor spaces is The Contemporary at Laguna Gloria.

Safe Spaces. As a Queer person, my Austin is all about inclusivity and diversity. Some of my favorite LGBTQ+ friendly spaces and organizations include Cheer Up Charlies, The Barbashop, The Kind Clinic, and No Good Tattoo. Each one works to include people within the Queer community and make their businesses a safe space for all.

Coffee. As a former barista, my passion for good coffee does not waiver. My favorite coffee shops in town are Houndstooth Coffee, Fleet Coffee Co., and Figure 8 Coffee Purveyors.

How I Work With You

Buyers and sellers work with me once they are under contract. I make sure all paperwork is filled out and that we stay on track with all contract deadlines. I schedule all inspections and coordinate with the agents, lenders and title companies to keep things moving along toward closing.

More About Me

Because I worked in the banking and mortgage industry for nine years, I understand the full real estate process. When you work with me, you’ll see that I’m very detail-oriented (I love checklists!) and will stay on top of everything in your transaction.

When I’m not working, I love everything crafty and enjoy scrapbooking. My latest obsession is monograming with my embroidery machine.

My Austin Is All About…

Volunteering. I have two daughters and help out at their school as much as possible. I also give my time to Operation Blue Santa during the holiday season. My family volunteers to make lunches for the homeless once a month, and we deliver food to the Austin Resource Center for the Homeless.

The outdoors. Mount Bonnell is one of my favorite spots. I enjoy hiking up the mountain and the beautiful views. Packing a picnic lunch and eating at the top is great. You should also try Enchanted Rock near Fredricksburg. It’s only an hour or so drive from Austin. Be sure to take flashlights and enjoy the cave.

South Congress Avenue. I enjoy eating at Home Slice or HopDoddy with my family and then walking down SoCo and checking out all of the shops.

More About Me

I grew up in Louisiana loving the spirit and laissez faire attitude of the people, the culture and of course the food. After graduating from LSU with a degree in sociology I moved around a bit and finally settled in Austin with my husband. After being a stay-at-home mom for many years, I knew my love of real estate should be my next stepping stone and after working with Lisa and her team I knew I had to be part of it.

My Austin Is All About…

Exploring with my kids. Mayfield Park has always been a favorite spot for my family. There are peacocks that roam the grounds, koi ponds and even short hiking trails to enjoy. Just down the road from Mayfield Park is Laguna Gloria. Laguna Gloria hosts an event called Second Saturday every month where kids get to celebrate a current exhibition by creating a free art project. They also have an onsite restaurant that allows you to picnic on the lawn and enjoy the vista of Lady Bird Lake. I couldn’t talk about exploring if I didn’t include the Ladybird Johnson Wildflower Center. This amazing 284-acre park not only educates it visitors on the importance of planting native, provides free classes to help maintain your plants but also hosts many outdoor events including Fortlandia. Fortlandia is an event where architects around the city install forts placed within the Wildflower Center and kids are encouraged to explore, climb and build within the forts. It is truly a celebration of creation.

Books. It wouldn’t be hard to spend your whole weekend exploring all the amazing bookstores Austin has to offer. Two of my favorites are BookPeople and Recycled Reads. BookPeople is a cozy space that not only hosts weekly Storytime for children but has staff recommendations for every genre. If it is the thrill of the hunt that you seek, then check out Recycled Reads. Recycled Reads sells donated and weeded material from the Austin Public Library and all their proceeds benefit the Austin Public Library. You can find anything from that coveted graphic novel, to Aaron Franklin’s latest cookbook to just about any picture book here in this amazing bibliophile’s treasure.

How I Work With You

Buying a home is so much more than a transaction. Inherently, real estate is a people business. It’s about trusting the people you’re working with in one of the biggest investment decisions you will ever make. I am committed to cultivating a client relationship that focuses on empathy, professionalism, patience, and persistence.

More About Me

I was born and raised in San Antonio and moved to Austin in 2003 working as a school psychologist for a local area high school for the past 15 years. I transitioned out of education and into real estate where I couldn’t be more grateful to work with the top-notch, Lisa Munoz Team. Psychology is a world filled with gray–emotions are complex! So, black and white hobbies balance me out! Being in the kitchen is my therapy as is writing and photography. My son keeps me on my toes, and being his mom is my proudest achievement.

My Austin Is All About…

Exploring the greater metro. The surrounding areas of Austin offer so much in terms of being outdoors, tasty eats, and delicious drinks. One of my favorites… As a bourbon lover, Treaty Oak Distillery in Dripping Springs is a fun-filled way to spend an afternoon and is kid-friendly.

Food. For me, nothing says Austin more than Whataburger, H-E-B, and breakfast tacos. Surprisingly, the Migas taco (always on a corn tortilla) at Lazarus Brewing is, single-handedly, the best breakfast taco on the planet.

Coffee. Being a suburban mom in the Cedar Park/Round Rock area, I’m graced with the presence of a nearby Summer Moon. The oat milk latte with a splash of their signature moon milk is my kryptonite.

The outdoors. Lady Bird Lake is a favorite for stand-up paddling, working out on what I’ve dubbed, ‘nature’s staircase’ at Mt. Bonnell, and riding bikes with my family at Brushy Creek park.

How I Work With You

I am here to onboard all new Clients while assisting Lisa Munoz and our Team with various administrative duties. My goal is to give you the best customer service, ensuring you feel taken care of throughout and after your real estate journey with us.

More About Me

Austin, TX Native and darn proud of it! I grew up in South Austin, just shy of Dripping Springs with my Dad, Michael and our dog Jake – the best dog there ever was and ever will be! I went to college for a short stint at Concordia University, but ultimately, I spent my early adulthood running a coffee shop in North Central Austin alongside my cousins. During my time there is when I found my real passion, Floral Design. This new found vocation would take me on a 10 year journey of entrepreneurship, beauty, self discovery and fun. Fast forward to now, I am in my early thirties with three children and an
amazing husband with the desire to embark on a new career path with Realty Austin. Growing up, we never had the opportunity to purchase a home and I remember driving through the city imaging what it would be like to live in this area or that, and how the inside would look, what kind of friends I’d make in that neighborhood, what kind of
memories my dad and I would make if we had that home with a pool in the backyard…that’s exactly why I am here with The Muñoz Group. Having children of my own now has made me realize there is so much simple joy in life, like making a house a home, and that’s something I want to be apart of.

My Austin is All About…

Preserving Old Haunts. Frequenting the original places that have made Austin what it is has been something that has been important to me since childhood. As a single father, my Dad would pretty much take me wherever he went, so often, that meant going to Honky Tonks in my stroller like 290 West (now Last Chance). With my Mom that meant hanging out with her while she bartended at The Warehouse. With my childhood friends that looked like, playing at Pease Park and going to football games at House Park and Tony Burger Center. As a young adult that was meeting my husband at the hole in wall bar, Dry Creek Cafe and having dates at Deep Eddy Cabaret and Donns Depot. This also looked like the couple of years I bartended and helped host Chicken Shit Bingo at Little Longhorn Saloon and met my friends at Billys on Burnet or Crown and Anchor for Burgers and Beers. My Husband even proposed to me on the stage of Antones! These days it means so much to me to continue to take my family to all of these places and help keep them going for as long as we can!

Swimming Holes. I grew up on the water- Most weekends you would find us on Lake Travis or Lake Austin (Lady Bird Lake) with my Uncle boating and skiing (though I cannot ski whatsoever). I’ve also always loved hiking in Austin and exploring the numerous watering holes we have to swim in on the Green Belt. Or relaxing with friends at some of our natural pools, like Barton Springs or taking my kids to Deep Eddy Pool. Austin is a water town, there are so many activities you can do as an individual, group or family and fun is guaranteed to be had!

Good Eats. Austin is a growing city of amazing chefs and eateries! I love imbibing and dining at so many it would be exhausting to write them all, but some of my most favorite ding experiences have been at: Olamaie, Dai Due, WuChow, Hestia, Uchiko, L’Oca d’Oro, Clarks, Bufalina and Kome.

Can’t say enough positive things about this process.

Lisa and her team at Realty Austin were nothing short of spectacular.  My wife and I approached this process (and the crazy Austin market) with concern in that we weren't sure we could pull off the purchase of a home that worked for our situation and budget.  That said, Lisa's team was extraordinary (shout out to Teel Warren!) and we were provided excellent advice every step of the way.  Even when we were sure about a place they professionally guided us away by commenting on specific pitfalls that we would've never had caught ourselves.  While my wife and I are engineers and we loved to look at data and challenge some of the notions around why a home may be worth it or not, we ultimately just got to a point through the constant communication with Lisa's team where we completely trusted their opinion.  Having that trust was truly a blessing, especially with our busy lives (two kids and demanding jobs).  Can't say enough positive things about this process.  We'll be using Lisa and her team again in the future without a doubt!

Lisa and her team were there to support us the whole time.

Lisa rocks! Lisa's team rocks! We have been clients of Lisa's since 2005. We have referred our friends and family to her as well. This year was a challenging time to purchase a home, especially for investment. We have been looking since January and had put up a total of 3 offers before finally successfully getting a contract. Lisa and her team were there to support us the whole time. It was an extended engagement. There were times when we were more active, and there were times when we slowed down some, wondering if this was all in vain. A couple of the homes we bid on we had located, but Lisa's vigilant eye and a good understanding of what our limits and needs were led us to one we now own. She helped us modify our strategy in September, and that approach proved to be successful. I couldn't think of a better realtor (and I know a few). I always am the first to recommend Lisa to anyone, friend, family, or other who is looking to purchase a home.

Wow Wow Wow!

Wow wow wow! We cannot say enough great things about Lisa! We started looking for a new home back in December of 2020 and watched home prices skyrocket. To make matters worse, we were house shopping remotely due to childcare responsibilities and fear of traveling to Austin during the pandemic before vaccines were available. At that time, we were with a different realtor that wasn’t a good fit for us. We put in a few offers and lost out on everyone. We were anxious, scared, and hopeless, so we decided to switch gears, which led us to Lisa. She took us under her wing and provided us firm guidance, confidence, and support. Lisa really took the time to understand our wishes. It felt good to be challenged when we brought up a house that she knew wasn’t right for us, and it gave us a lot more confidence when we found the right house. When that day came, Lisa and her team sprung into action, and we ended up getting our dream home with the first offer Lisa’s team helped us with! We loved Lisa and her whole team! We are so so so grateful for every one of them!

Lisa and her team were perfect from start to finish. She was referred to us by a friend who also had nothing but good things to say. Lisa provided us a strategic home improvement plan, which we followed and likely resulted in a quick sale for our house at a price we were happy with. If I end up searching for a home in the Austin area, I definitely plan to reach out to her. Likewise, if any friends of mine are searching for a realtor, I'll most definitely be referring Lisa to them.

November 2021

I’ve just completed my 3rd real estate transaction with Lisa Munoz and her amazing team at Realty Austin-Central.  My 3rd transaction was as wonderful as the 1st and 2nd, and these have occurred over a 16 year period of time, both buying and selling. One of the many things I find amazing over these years is the consistency of Lisa’s team. Not just the fact that some of the same, critical people have been a part of her team for so long, but also the consistent quality of execution each member of the team provides. To say they go above and beyond doesn’t seem adequate. They supported me at such a high level of customer service that I never felt like “just a customer” or one of X-number of deals they are handling. You truly have a team there for you, helping you navigate and make great decisions at every step. Additionally, this team listens! That, coupled with their deep knowledge of the Austin market, gave me the confidence to know I was making well-informed decisions aligned with my goals. You will not go wrong by choosing Team Munoz, so go for it!
